"Hi Rob, thanks very much for giving me the opportunity to try out your Sink or Swim Loan Closing System! I have GREAT NEWS to report!

As you know, December and January are typically very slow months in our business, so instead of turning in my loans like I usually do, with the standard documentation, and then putting out the fires that I start so that we can close, I used the checklist for refinances and have turned in two packages that were so complete my processor Lorrie actually said "Thank You!".

We got approvals with conditions only for appraisal and title, as the system flagged documentation that I would need and I collected it up front.

The first loan that I closed using the Sink or Swim System on was a referral from a previous client, these people were looking for a debt consolidation second mortgage, and with poor credit scores, in the mid 500's, it didn't look good. 

Following the whole processing sheet (from your system), I put together an offer for a sub prime 2/28 loan at 100% that paid off all $40,000.00 in consumer debt and incorporated the existing first mortgage for a total loan of $245,000.00, and with no MI and all add ons included and accounted for, interest is at 6.625 with no pre payment penalty and savings of $900.00 monthly. We did a 10 day close, funding today. 

My new clients are very pleased, and will be converting to an FHA loan when we refinance in one year. They sincerely appreciate the relief they have from debt, and they are looking forward to the stability of an FHA loan in the future. With all debt paid and a rate term only, this will be an easy FHA refi in one year. 

I really thank you for this, as the whole process went so smoothly, it gives me more time for more loans. I have already received a referral from these people, and it only funded today! Oh, and not that I don't like to make money, because I do, but I charged only 2 points on this loan, of which I will get paid a standard 70%. I know this won't make me rich, but I have a very very satisfied customer, a referral, and a date to do it again in a year. 

The second loan that I have closed using the Sink or Swim System was also a referral from a previous client, these people were distraught with a heavy debt load, self employed income that is declining due to poor health, and an immediate need for cash now. 

They were going to a sub prime lender, and were at the point of setting the closing appointment. When I first spoke to my clients, I could feel the anxiety that they were going through, and I went right over to their home, (which I usually don't do), to review the application and disclosures. I wanted to assure them that they had a viable solution, or do something to help them, which ever was most appropriate. I immediately saw greed (on the part of the sub prime lender they were already dealing with), with 4 origination points and a high interest rate along with a 3 year pre payment penalty on a 2/28. These people are senior citizens, and would most likely have lost their home in 2 years when unable to refinance out of this bad loan (from the other lender). 

Fortunately, using your Sink or Swim System, I immediately saw that I could do a cash out refinance for the maximum FHA loan amount in my county ($269,000), get paid with rebate, and still lower the existing interest rate on the first mortgage as well as pay off approximately $70,000.00 in consumer debt. 

In order to qualify with the lower income we did an ARM, and the borrower will refinance in 2 to 3 years under the streamline program to another FHA ARM or a fixed rate, which ever will be the best for them at the time. Income will not be a problem, as long as mortgage payments are kept current, and income is declining, so their best interest is to get into a loan that will allow streamlining. 

My processor Lorrie loved this loan as well, thanks to your system, again I was conditioned only for title and appraisal - plus an X condition for a letter explaining declining income. This loan has closed and will fund in 1 more day. 

My clients are very thankful that they were referred to me, and I am very thankful that I was able to put this together so well and so quickly. 

The original loan officer tried to get the business back, by lowering interest rate and making promises, my answer is if he had a better plan, why didn't he use it in the first place? I am not out to steal business, but we must take our borrowers best interest into account with everything that we do. So far I don't have a referral from these people yet, but I do have a date for a new loan in 2 to 3 years, and a very happy and satisfied customer.

I cannot thank you enough for the Sink or Swim System, I have plans for some modifications to it for my business, but it has helped me put the picture together well for my processor and my underwriter just the way it is. 

Now, I always see the loan package clearly, but in the past have failed to document my files properly, turning them into mixed up messes. This system helps me give my view of the loan package to others, it is so clear that there are no questions. 

This is a great feeling, and I really love having the system! I would highly recommend this to both experienced and new loan officers, unless they are already perfect.
